About your tenancy
Here's a brief guide to the paperwork and procedure for taking up residence in one of our houses.
| Reservation Deposit Your deposit commits you to move in to the house and it is non-refundable in the event that you withdraw from the tenancy for any reason. This protects your housemates who will have to find a replacement tenancy member. When you move in your deposit will be retained until the end of your tenancy as a Security Deposit and is refundable in full at the end of your tenancy if there are no breakages or other damage. |

| Application form You must enter your National Insurance Number, your home address, your student registration number if you have one, your mobile and home phone numbers and the name of your Next of Kin. |

| Guarantor Agreement Form Your parent, guardian or a limited company must complete this form. It is an undertaking to pay your rent, your share of household expenses, your share of damages or of the rent should a Tenancy member fail to or is unable to pay. The Guarantor's obligation expires once all your commitments under the Tenancy Agreement are satisfied. We must receive a completed form before you take up residence. |

| Standing Order Mandate This form must be completed and returned to us by the person from whose bank account rental payments will be deducted. We will check the form and then post it to the bank for you. We must receive the first rental payment on or before the commencement date of the Tenancy Agreement. The norm is a monthly deduction, though, if you wish, you may choose to pay in four installments to coincide as closely as possible with receipt of student loans. |

| Tenancy Agreement The form of agreement you are being asked to sign is a "Tenancy in Common". This means that your group represents a single tenant entity. You are each jointly and individually responsible for the whole agreement. You share responsibility for household bills, the cost of any damages and for ensuring that we receive all the rent due from the Tenancy. You must all sign the contract before any of you may move in. | Inventory When you move in we will provide you with an inventory of the furniture and fittings the house contains (we provide cooking utensils, cutlery, crockery and glassware). You will be asked to agree the contents and sign the inventory before you move in. Though we carry insurance for the fittings and contents, this does not cover wilful damage or unreasonable wear and tear. You will be expected to meet the cost of breakages; to be fair, we limit your contribution to the written down value of an item or to the Argos catalogue equivalent. |
All bedroom doors have individual locks. You will be given one personal key that operates all public door locks in the house but just your bedroom. We insure the building and the contents that we provide but we do not insure your possessions. Some of these may be insured on your parents insurance policy.
